The Great Debate: Ranch or two-story?

It’s a debate as old as time itself! … well… maybe not, but the debate between a ranch style home and a two-story home is one we’ve gone through with many a homeowner, and something we expect to continue to navigate with our customers for years to come!

Depending on where you grew up, you might have a personal preference for one or the other. There are pros and cons to each, and at Wayne, we don’t take sides: we just give you the information so you can choose what’s best for you and your family! Let’s run down the benefits of each of these types of layouts, so you can decide what’s important to you and what isn’t.

Ranch-style benefits

No stairs. Forget lugging laundry, furniture, toys, or anything else up and down the stairs; with a ranch-style home, everything is on one level, which simplifies things for busy families, and makes things easier for older individuals and empty-nesters.

Quieter. You won’t have to contend with pounding feet from upstairs while hanging out in your living room in a ranch-style home!

More customization flexibility. When you only have one story, you don’t have to worry about bearing walls and support walls. This makes it easier to customize and make alterations during the design phase, such as incorporating more open spaces and custom window changes.

Perfect for larger lots. If you have a large piece of land to build on, a sprawling ranch is ideal and will use more of your available land than a more compact two story would.

A home that ages with you. If you are looking to build your one-and-only home, a single-level floorplan will suit both your current life and your life as you get older.

Two-story home benefits

More master privacy. In a two-story home, you can choose a layout that places your master suite away from the hustle and bustle of the rest of the home. In general, a two-story home offers more separation between the “living” and “sleeping” portions of the home, which some people prefer!

Smaller footprint. A two-story home lets your expand upward, so you get the same or more square footage without taking up as much ground space. That means you have more flexibility when choosing a lot.

Open loft possibilities. Love the idea of a lofted space in your home? Or a grand entrance that extends the ceiling into the second story? You can do that with a two-story floorplan.

Stairs can be beautiful. Stairs add a visual aesthetic element to a home that can be very grand and stunning; that’s not something you’ll get with a ranch.
